Shard developers given green light for 26-storey residential development

The developers of The Shard are forging ahead with the latest phase of the London Bridge Quarter development. A 26-storey residential building being developed by Sellar and REM acting on behalf of LBQ Fielden Ltd, a joint venture between the State of Qatar and Sellar, is scheduled for completion in 2018.

Sellar Property Group, founded in 1991 by Irvine Sellar, operates across diverse sectors and services ranging from asset management to development. Spanning all asset classes, it has a current investment portfolio of £400m and a £3bn development programme.

Established in 2012, REM, which provides asset management and development services to real estate investments in London, is a joint venture between the State of Qatar, Qatar National Bank and the Sellar family. REM manages a £2.3bn investment portfolio comprising 1.7mn sq ft of premium lettable space in mixed-use assets, and a £250mn development pipeline.

London Bridge Quarter is undergoing a revitalisation driven by The Shard which is acting like a magnet for a wide range of businesses.

The 180,000 sq  ft residential building will contain 148 one-, two-, three- and four-bedroom apartments, a new public space, extensive landscaping and retail space.

The building is being designed by Renzo Piano, the architect for The Shard and The News Building. The design will reflect the same characteristics that have been successfully established in the London Bridge Quarter estate. Renzo Piano Building Workshop is working with Dan Pearson Design Studio on the public realm landscaping.

The building will “float” above the streetscape. A range of resident amenities will include a fifteenth floor roof garden and private winter gardens within many of the apartments. The creation of a roof garden at mid-level means the higher floors can be stepped back, enabling a slimmer profile at the top of the building.

It is expected work will get underway on the new development at the end of next year and provide hundreds of jobs. Completion is planned to be the end of 2018, around the same time the redevelopment of London Bridge Station is finished.

London Bridge Station is the capital’s fourth busiest station handling over 55mn passengers a year. When complete in 2018, the London Bridge Station redevelopment will have the biggest concourse in the UK, able to accommodate up to 75mn passengers a year.
